Neighborhood Safety
The Board of Directors addresses security issues and disturbances in the neighborhood within the level of authority authorized by the law. Regency Park residents should contact the Orange County Sheriff's Office if they observe a security threat or a disturbance. Any noise loud enough to keep a neighbor from sleeping is considered a disturbance. The management company is also informed of any violations and notifies the property owner(s).
If you observe a security issue or if there is a disturbance, please call the Orange County Sheriff's non-emergency number (407) 836-4357. and include details about the nature of the disturbance.
UCF Student Misconduct
If your neighbor is a UCF student and isn't being neighborly, there may be an avenue for relief. UCF has an Office of Student Conduct.
On their web page they provide a document that lists the acceptable behavior of a UCF student. They also provide a link (at the top of the page) for an Incident Report to report students that are not behaving appropriately.
Use the form to report UCF students that are not behaving according to their "Rules of Conduct". If appropriate you should follow up by faxing in a police report about the incident (Fax: 407-823-4544). If you call the Orange County Sheriff's Office you should request them to generate a report about the incident, complete with the names of the students.

Article VII
Section 2. Offensive Activity. No noxious or offensive activity shall be carried on upon a Lot nor shall anything be done thereon tending to cause embarrassment, discomfort, annoyance or nuisance to the Subdivision community. There shall not be maintained in the Subdivision any plants or animals, or device or thing of any sort whose normal activities or existence is in any way noxious, dangerous, unsightly, unpleasant or of a nature as may diminish or destroy the enjoyment of other property in the Subdivision by the Owners thereof.
Section 3. Disturbing Noises. No Owner shall make or permit any disturbing noises within his Unit or on his Lot by himself or his family, servants, employees, agents, visitors or licensees, nor permit any conduct by such persons that will interfere with the rights, comforts or conveniences of other Owners. No Owner shall play or permit to be played any musical instrument, nor operate or permit to be operated a phonograph, television, radio, sound amplifier or any other sound equipment in his Unit, or on his Lot, or from any vehicle, or from any portable device whatsoever, in such a manner as to disturb or annoy other residents (applying reasonable standards). No Owner shall conduct, nor permit to be conducted, vocal or instrumental performance, practice or instruction at any time which disturbs other residents.
Section 11. Vehicles and Repair. No inoperative cars, trucks, trailers, or other types of vehicles shall be allowed to remain on or adjacent to any Lot for a period in excess of forty-eight (48) hours in any ninety (90) consecutive day period; provided however, that this provision shall not apply to any such vehicle being kept in an enclosed garage. There shall be no major repair performed on any motor vehicle on or adjacent to any Lot in the Subdivision. All vehicles shall have current license plates. Moreover, no stripped, unsightly, offensive, wrecked, junked, or dismantled vehicles or portions thereof, shall be parked, stored or located upon any Lot at any time. No portion of the Common Area may be used for parking of such inoperative vehicles.
Section 25. Leases. No portion of a Lot (other than an entire Lot) may be rented. All leases shall be on forms approved by the Association and shall provide that the Association shall have the right to terminate the lease in the name of and as agent for the lessor upon default by tenant in observing any of the provisions of this Declaration, the Articles of Incorporation and By-Laws of the Association, applicable Rules and Regulations, or other applicable provisions of any agreement, document or instrument governing the Subdivision (or administered by the Association). Leasing of Lots shall also be subject to the prior written approval of the Association, which approval shall not be unreasonably withheld.
